UK Rental Market Update: March 2026
Three compliance deadlines are converging on PRS professionals within weeks of each other. The government published the mandatory Renters' Rights Act information sheet last week. Every landlord and agent with an existing tenancy must serve it by 31 May or face a £7,000 fine. Meanwhile, Making Tax Digital goes live on 6 April, and the Renters' Rights Act itself takes effect on 1 May. On the demand-supply side, ONS data shows rental growth at its lowest since 2022, and small-scale landlords continue to exit at pace, with one-in-two now owning just one or two properties.
Three deadlines in six weeks. The agents who've already systematised their compliance workflows will take on the changes. Those who don't will struggle to keep up.
